In 2026, the real estate market is predicted to enter a significant transformation phase, with three key points from new regulations that businesses and investors need to pay special attention to:
- Land prices will be maintained at a stable level every five years instead of changing annually, with the adjustment coefficient (K coefficient) determined entirely by local authorities, depending on the actual price in the area.
- The land acquisition policy requires a reduced consensus rate from 100% to 75%, facilitating the removal of obstacles in project implementation. Accordingly, land acquisition will only be carried out when both conditions are met: 75% of the land area and 75% of the owners agree.
- The State Bank of Vietnam aims for credit growth of approximately 15% this year, with real estate credit not exceeding this average level, except in cases where market adjustments are necessary. Credit for social housing and industrial real estate continues to be among the priority groups.
TRADING STRATEGY
The stock market rose positively, closing at 1,796 points with liquidity continuing to improve compared to the previous trading session. Selling pressure weakened and appeared in a few individual energy stocks, while capital flows spread, bringing green to most sectors, led by large-cap stocks in banking and real estate. The VN-Index is likely to fluctuate around the 1,785-1,810 point range today.
The market had a spectacular recovery session after a mixed shakeout around the 1,730-1,750 point range. Active buying pressure dominated across the board, resulting in a general green trend. Foreign investors increased their net buying position. The VN-Index is currently establishing a new medium-term uptrend just before the Lunar New Year, although general sentiment remains cautious after portfolio reduction activities for the holiday. The index's nearest resistance zone is currently around 1,820-1,840 points. This is a suitable time for investors who tend to accumulate and hold for the medium to long term, or for short-term traders using their existing portfolios before the long holiday. Short-term new purchases should be prioritized and controlled in stocks with good upward momentum at the base level or those supported by cash flow in subsequent trading sessions.
